Denny Linker & Co. is an expert in providing landing titling solutions and advises national and international clients on how best to subdivide and manage complex developments.
From project inception to concept development and final implementation, we work with clients such as Multiplex, Bovis Lend Lease, Mirvac, St Hilliers and Rose Group to develop innovative solutions for subdividing both land and three dimensional components within buildings.
Strata surveys
Denny Linker & Co. is a leader in Strata Titling and have established ourselves as innovators in this area, pioneering approaches including Staged Strata, Leasehold Strata Scheme, Freehold Part Strata, Leasehold Part Strata.
Strata schemes we have developed range in size from simple two-lot schemes to large and complex schemes that utilise a Staged structure or Scheme within part of a building.
Stratum (volumetric) surveys
Denny Linker & Co. is also a leader in Stratum (volumetric) surveys, which are used to subdivide a parcel of land in three dimensions or components inside a building, for example the separation of residential, retail, commercial or hotel space.
Through the creation of a Building Management Statement, we also help clients determine how these components interact, so one component may not interfere in the running of another. The BMS also identifies common elements in a building (such as lifts and access, fire stairs and systems, and ventilation) and sets out an associated structure for shared costs.
Community Title surveys
Denny Linker & Co. is highly skilled in Community Titling, which provides flexible ownership options and housing combinations for a parcel of land.
Our recent projects in this area include the award-winning Breakfast Point (Cabarita), Raleigh Park (Moore Park) and Bowral Heritage Park (Bowral) developments, all of which are based around a common theme such as a golf course, marina or other asset to be retained as an integral and prominent feature of the land, which is typical of Community Title.
Boundary surveys
This type of survey identifies, modifies or creates the boundaries of a parcel of land to determine the extent of ownership.
Engineering and Residential surveys
Engineering and Residential surveys measure the position, height and scale of features of a parcel of land or man-made structure and generally involve a Detail or Topographic survey being undertaken.
Detail or Topographic surveys are typically required for Development Applications and form the basis from which consultants can design new works or improvements. The survey also assists Council in assessing the suitability of your proposal.
This type of survey is also used to map large, open spaces for Subdivision Design and in Flood Studies for flood analysis, stormwater and sewer works, and volume calculations.
Commercial Lease Area surveys
A Commercial Lease Area Survey provides accurate Lettable area information based on Property Council of Australia guidelines. Whether a small office space, retail store, large warehouse or combination of these, this type of survey provide you with expert advice as to what type of lease area calculation is appropriate.
Property Identification surveys
A Property Identification Survey (or ‘Ident’) identifies the legal description of a parcel of land and any improvements that have been constructed upon it. An ‘Ident’ may only be carried out by a Registered Surveyor.
An ‘Ident’ pays particular attention to any encroachments by or upon the land and ensures you are buying the property you have been shown. It also helps ensure you are not buying any problems that may make the property difficult to sell in the future.
Construction surveys
Construction surveys extract and interpret key information from building and/or design plans in order to set out the placement of the building or object.
